Crooked Creek

Milton, North Fulton County, Georgia

Milton's largest and most prestigious gated community, Crooked Creek combines 640 custom and semi-custom homes on 500 acres of rolling North Fulton terrain with a resort-style HOA amenity package, a private golf club next door, and access to some of the strongest schools in the Atlanta metro — all inside the city limits of one of Georgia's most desirable addresses.

About Crooked Creek

History & Character - Crooked Creek was founded in 1993 and developed through the mid-1990s into the early 2000s on over 500 acres in what was then Alpharetta and is now the City of Milton — incorporated in 2006 and consistently ranked among the best cities in the country to live. Construction ran from approximately 1995 through 2006 by a mix of custom and semi-custom builders, resulting in a community of 640 homes with a genuine variety of architectural styles — stately brick traditionals, European-influenced custom estates, and executive homes on generous lots that range from well-landscaped half-acre properties to larger private homesites backing to the golf course or community green space. At over 11 percent of Milton's total population and with more than seven miles of private internal roads, Crooked Creek is not just Milton's largest community — it is the defining residential community in the city. The gated entrances, active HOA, on-site professional property manager, and consistent enforcement of community standards have kept the neighborhood in strong condition across three decades of ownership transitions.

Amenities - Crooked Creek maintains two distinct amenity structures that are important to understand separately. The community HOA amenities — available to all residents — are anchored by a 6,000-square-foot resident clubhouse on Creek Club Drive featuring a full bar, lounge, dance floor, outside pavilion, catering kitchen, and event space that accommodates 120-plus for seated dinners. The aquatics complex includes two pools: a seven-lane lap pool and a dedicated kids pool with a 140-foot waterslide, zero-entry walk-in, mushroom spray fountains, and full restroom facilities. The Crooked Creek Crocs swim team is an active competitive program that brings the community together each summer. The tennis facility features 11 lighted courts with a two-story tennis pavilion recently upgraded with LED lighting, active ALTA league play, and full-time tennis staff including the Sceney Tennis Academy. Four pickleball courts, a basketball court, a playground, and paved walking paths winding throughout the community round out an amenity package that is among the most comprehensive for any HOA-managed community in North Fulton County.

Golf - The Iron Horse Golf Club — formerly known as the Alpharetta Athletic Club East Course — sits directly adjacent to the Crooked Creek community and is the defining feature of the neighborhood's identity, though club membership is separate from the HOA and optional for residents. The par-72 course was designed by Michael Riley, playing to 7,000 yards with dramatic elevation changes, challenging layout, and pristine conditions that have earned it a loyal membership base across North Fulton County. The golf club's own 28,000-square-foot clubhouse with a renovated patio overlooking the course serves members and event guests independently of the HOA facilities. Numerous homes within Crooked Creek sit directly on the fairways or overlook the course and its lakes, and those positions consistently command premiums at resale.

Thinking About Selling in Crooked Creek?

Crooked Creek buyers are among the most informed in North Fulton County — they've typically been watching the market, they know the school districts, and they've specifically targeted Milton over the alternatives. What moves a home at full value in this community is positioning it clearly against the range of options that exist here: golf course views versus interior lots, updated custom finishes versus original construction, and lot size and privacy all factor meaningfully into where a specific home lands in the comp range.

At Gunter Property Group we know what drives premiums in Crooked Creek — course and lake-view positions, updated kitchens and primary suites, finished terrace levels, and the story the listing tells about the Milton lifestyle and school district. Getting that right before the home hits the market is how you protect your return.

What Is Your Crooked Creek Home Worth?

Start with a free preliminary home value report based on current comparable sales in Crooked Creek and the surrounding Milton market. It takes less than a minute and gives you a solid starting point for your decision making.

Keep in mind — in a community with this much variation in lot position, vintage, and custom finish level, an automated report has real limitations. A truly accurate valuation requires a personal walkthrough to account for your specific home's condition, views, and features. We're happy to do that at no obligation.
