About Avalon
History & Character - Avalon's story begins with a failed development. The 86-acre site at the intersection of GA 400 and Old Milton Parkway was originally planned as Prospect Park in the mid-2000s, but construction stalled and the project collapsed during the 2008 financial crisis, leaving little more than red clay and an unfinished parking structure. North American Properties (NAP) — the Atlanta-based firm behind Atlantic Station — acquired the foreclosed site in 2011 and completely reimagined it. Led by managing partners Mark Toro and John Kelley, NAP positioned Avalon as the South's first "urbanburb": a walkable, urban experience in a suburban setting, bringing together retail, dining, entertainment, office, hotel, and residential uses around a connected street grid rather than an isolated campus. Phase I opened in October 2014 to immediate national attention. Phase II followed in April 2017, adding the Hotel at Avalon, additional office towers, and more residential units. The name itself — drawn from the mythical island of Arthurian legend — was chosen deliberately to evoke a place apart, and the development has lived up to that ambition in ways few suburban projects anywhere in the country have matched.
The Residential Enclave — The residential component of Avalon is intentionally and permanently small. The for-sale residential program consists of just 101 single-family homes and courtyard townhomes, designed by acclaimed Roswell-based architect Lew Oliver and built by Monte Hewett Homes — one of Atlanta's most respected luxury homebuilders. The homes were conceived to complement the character of the broader development: pedestrian-scaled, architecturally detailed, and positioned on the western side of the community to allow residents to walk directly into the retail and dining district. Luxury rental options within Avalon include Haven Luxury and Veranda Luxury Apartment Homes, which round out the residential offering for those not purchasing. The result is an address with genuinely limited supply and no mechanism for expansion — the 101 homes are what they are, and resale inventory moves accordingly.
The Live-Work-Play Experience — For residents, the "amenities" at Avalon are the development itself. Over 570,000 square feet of retail includes Whole Foods, Apple, Pottery Barn, Lululemon, Williams-Sonoma, Anthropologie, Crate & Barrel, and dozens of other nationally and regionally curated tenants. Fifteen-plus restaurants — most with outdoor seating — include celebrated chef-driven concepts alongside accessible everyday options. A 12-screen Regal Cinemas theater, the 330-key Hotel at Avalon with 47,000 square feet of conference and event space, and more than 600,000 square feet of Class A office space round out a development that functions as a self-contained destination. The Plaza at the center of the community features a turf lawn surrounded by restaurants and a fountain that converts to an ice skating rink in winter. The AlphaLoop — Alpharetta's multi-use trail network connecting Avalon to Downtown Alpharetta and key activity nodes throughout the city — provides direct pedestrian and cycling connectivity beyond the development itself.
